AVALONBAY IS BACK

For those new to the area Stratford Open Space Association (S.O.S.A.) has worked tirelessly for more than 7 years motivating and working in conjunction with Stratford officials to keep AvalonBay and their mega developments out of Stratford. AvalonBay twists the "affordable housing" law (State Statute 8-30g) to circumvent local zoning and wetland regulations to dramatically increase the density of their proposed developments, which thereby dramatically increases their profit margin. Once again S.O.S.A. is asking the community to renew your support in keeping this devastating development out of 1600 Cutspring Road in Stratford (site of the former Colonial Caterers). This newest proposal is demanding 130 apartments at that site. They (AvalonBay) are trying to keep this proposal under outdated legislation which further allows them to increase their profit margin. S.O.S.A. continues to believe this proposal (just like their previous proposals) is detrimental to the safety of our community and our area's highly sensitive eco-system.

AREAS OF PROFOUND CONCERN

Major Fire Safety Issues
Only l means of access to and from the entire area, under the low height clearance Merritt Parkway bridge on Cutspring Road, creating a potentially extremely dangerous situation for ER vehicles and the community.

  • Compromised site lines for ER vehicles due to low height clearance of Parkway overpass bridge
  • Excessive Density: approx. 4 x the maximum allowed by Stratford Zoning Regulations and with only 25% going towards affording housing
  • Blasting and acid rock issues
  • Irrevocable harm to wetlands, sensitive eco-system and animal habitat
  • Overtaxing of sanitary sewer system and sewer connection issues
  • Traffic congestion: proposed site is located at an already difficult intersection with regards to accidents and high traffic volume
  • Potential increase of crime along with traffic concerns
  • Site plan changes are dramatic and should warrant AvalonBay to be required to file a new application under current regulations and guidelines
  • Increases burden on our school system and decreases tax revenues due to property devaluation
  • Proposed site plans extremely close proximity to the historic Merritt Parkway
